The grading of the land surrounding the home
The foundation walls and exterior siding
Roofing of the home
Gutters, chimneys, and flashing
Windows and skylights
The conditions of the driveways and walkways
Decks, patios, and porches
Garages and carports
Proximity of vegetation to the home
Interior of the Property
The conditions of the ceilings, walls, floors, and doors
Windows on the interior of the home
Basements (finished and unfinished) and accessible crawl spaces
Accessible attic areas
Plumbing (supply pipes and waste lines) systems
Signs of rodents
Damage from wood destroying insects
Carbon monoxide testing where applicable
Environmental issues or suspect substances/materials will be noted in our report, i.e., asbestos, mold-like substances, etc.
Whether you are buying a new home, older home, a home for sale by owner, a foreclosed home, home involved in a short sale, a newly renovated home, virtually any type of home, it will be thoroughly inspected by Scott and Scott, Inc.
Our home inspection prices are based on the square footage of the home. Digital photographs may be taken during an inspection when necessary for clarification purposes.
Radon in air testing can be done for an additional fee and includes use of a local laboratory for quick processing results.
Various water testing is available at additional fees for both private and public water supplies (well water or city water).
Separate wood destroying insect (pest) inspection, which is performed by a licensed exterminator, is arranged by our office.
There are additional charges for homes with a second or multiple kitchens or each additional unit of a multiple family home.
Other tests may include carbon monoxide testing around the heating equipment when necessary, wood destroying insect inspections performed by a licensed exterminator* arranged by our office (for your convenience), radon in air testing, well water testing. We recommend you contact a septic company for a septic system inspection if you are buying a home connected to a septic system.
* Our wood destroying insect inspection is performed by John Torre, owner and licensed exterminator of Northeast Exterminating Inc., Stamford, Connecticut. For a nominal additional fee, John will perform a full inside and outside inspection for any wood destroying insect activity (past and present) and will provide a certified Wood Destroying Insect Inspection Report at the end of his inspection. Northeast Exterminating is celebrating it's 30th year in the "pest" business and John Torre personally performs each individual WDI inspection for Scott and Scott Inc.
